Cancellation Policy

The cottage is available to let from Friday to Friday all year. Short breaks (minimum of three nights) are available out of season, with the exception of Christmas and New Year. To book, either use the Availability page or – if you would prefer to speak to us first – contact us by phone or e-mail to make a provisional booking. Please then follow up with written confirmation and a cheque for the non-refundable deposit (25% of the rental cost) – provisional bookings will be held for seven working days. Final payment is due a minimum of eight weeks before your holiday starts. Please make payments by cheque to Mr David Osborne:

Payment can also be made by electronic transfer on request – do ask us for details. We reserve the right to re-let the cottage if the balance due has not been received by the final due date. We recommend that you take out holiday insurance to cover the risk of cancellation. We will always refund rent (less the 25% deposit) if we can re-let the cottage; however, if we can’t, we are not able to make refunds for cancellations within eight weeks of the start of your holiday. We also recommend that you check your own household insurance to make sure any personal belongings and valuables you bring with you are covered while you’re away from home – while YewdaleCottage is fully insured, cover of guests’ possessions is not included. If, for any reason, the cottage was not available on the day of arrival, a full refund would be given. However, we will not be liable to refund any more than the price of the rental.

 

Arrival and Departure

The cottage is available from 4:00 pm on the day of arrival, and we should be grateful if you could leave the property by 10:00am on the day of departure, in order to give the cleaners sufficient time to clean it before the next guests arrive.

Ample parking is available directly opposite the cottage.

Our guests are responsible for any breakages and/or damage to the property that may occur during their stay and are responsible for:

• keeping the house and garden in good condition,

• making any complaint directly to the owner immediately the problem arises, so that it can be solved as quickly as possible

• Providing the owner with the right of access, if required.

What is included?

All prices are inclusive of electricity. All beds are made up with duvets, pillows and cotton linen. Tea towels and bath mats are also provided, and bath and hand towels can be supplied at a cost of £6 per person. Do let us know if you require them and, if so, include this amount with your final payment. A telephone is provided for incoming and 999 calls and there is full wireless broadband in the cottage. If you intend to use the Wi-Fi, please download, print and sign the terms and conditions of Wi-Fi use (available on the accommodation page) and include this with your deposit cheque. Orange mobile phones work best in the area, at present coverage for both

Vodafone and O2 customers is very patchy. Dogs are welcome. Up to 2 dogs are free – more than 2 dogs, £25 per dog, per week. Please state breed of dog when booking. Contact Us for more information
